Renting in Santa Clarita? The move-in process is a vital step because it helps protect renters and landlords alike. Here’s how SCREM ensures a smooth transition.
The move-in process can be a stressful and expensive one, if both parties aren’t properly prepared. When done well, however, a streamlined move-in process helps protect both the tenant and the landlord, creating a happy experience for everyone involved.
That’s why, the experts at Southern California Real Estate Management (SCREM) in Santa Clarita employ decades of experience to ensure each move-in goes smoothly.
“We’ve handled thousands and thousands of moves over the years, so we’ve seen it all,” says Laurie Griffy, Maintenance Coordinator for SCREM. “It helps when you’ve dealt with a similar situation before. You already know the best way to solve any problems that may come up.”
At SCREM, we are a professional, full-service property management company that serves owners and renters. We want to provide you with a brief overview of a landlord’s duty regarding habitability and repairs as well as a tenant’s rights and responsibilities. If we can be of any service to you, contact our office at (661) 255-7600. Our experienced team members can assist you with any questions regarding your rental property.
Why The Move-in process Matters
The move-in process is the most important step in developing a harmonious relationship between the tenant and landlord – for both parties.
For the tenant, the move-in process is an opportunity to go through a new rental with a fine-tooth comb, and SCREM supports the tenant throughout this process.
“We do everything we can to make sure the rental is in the best condition possible,” explains Laurie, who’s worked at SCREM since 2007. “We check all the appliances. We check for leaks. We make sure everything’s working properly. We even take hundreds and hundreds of pictures so the tenant knows they’re protected.”
If there are any issues, Laurie takes care of it as quickly as possible. “That way the tenant doesn’t have to worry about anything but making themselves at home in their new place,” she says.
For the landlord, SCREM uses a streamlined, detailed move-in process to protect the property, as well. “Since we make sure the property is in excellent condition, the tenant is expected to return the property in the same condition it was received,” Laurie explains. “With such a detailed process, we’re better able to handle disputes quickly and fairly – and with a positive outcome for everyone whenever possible.”
As this preparation is so important for both tenants and landlords, the SCREM team is here to make sure you understand each step of the process. By supporting both sides, everyone wins.
the Move-in Process: What to Expect
The walk-through process takes about 2-3 hours, and we work to make sure the process is as easy and painless as possible for renters. After our review of the property, a SCREM team member will provide the tenant with a form that details what, if anything, was found during the walk-through.
“However, it’s also very important for you, as a tenant, to perform your own walk-through ahead of time,” Laurie explains. “If there’s a scuff mark on the wall, you should mark that down. If there’s painting missing, you should make a note of the size and location of the spot. Have the appliances been deep-cleaned? This is your chance, as a tenant, to note anything and everything that needs to be addressed before you move into a property. That way, it’s not your responsibility to fix it later.”
Questions About Moving In?
If you have any concerns or questions about the property, the SCREM team is here to help with the move-in however we can. Laurie is one of our move-in experts, and with her experience, she’s helped countless tenants seamlessly transition into their new property.
About Our COVID-19 precautions
While previously, our move-in team would walk through the property with you, we’re now arranging these visits when the tenant is not present, to keep everyone as safe as possible during the COVID-19 pandemic.
