After Steffanie and Todd Stelnick took ownership of SCREM, their experience in property management, real estate law and high-tech marketing has expanded the services for tenants and landlords alike.

Steffanie and Todd Stelnick couldn’t have anticipated the year that was to follow when they purchased Southern California Real Estate Management (SCREM) in January 2020, but with their combined experience in property management, real estate and real estate law, the Stelnicks couldn’t have taken over ownership at a better time.

Despite a global pandemic and constantly changing regulations, Todd and Steffanie expanded SCREM’s services and technology – allowing them to help more tenants and landlords than ever before. In just one short year, SCREM has significantly grown its value as a leading property management company in the Santa Clarita community.

A Synergistic Philosophy

At the foundation of these improvements has been the Stelnicks’ commitment to synergy, communication and cooperation between the landlord and the tenant.

“We believe that a synergistic relationship between the landlord and the tenant creates the best outcome for both parties,” explained SCREM CEO and President Steffanie Stelnick. “By improving the communication between them, both parties end up happier. Perhaps more importantly, this philosophy leads to fewer evictions, which is the worst-case scenario for everyone.”

Steffanie and Todd Stelnick know, if they can improve the expectation and the experience for both tenants and landlords, then their work can reduce the number of evictions, which is a win-win for the entire community.

A Real estate lawyer on your side

In addition to her leadership within SCREM, Steffanie also brings her experience as a licensed real estate broker and real estate attorney to the table.

“As a real estate attorney, I know how the laws are constantly changing, so I also understand how to support both our landlords and tenants when it comes to new regulations, disputes or emergency situations such as COVID-19 and California’s current eviction moratorium,” Steffanie said. “I can protect both sides to encourage a better outcome for everyone.”

Steffanie knows what tenants need to know to feel safe and comfortable in their new homes, as well as what landlords need to know to properly communicate with their tenants.

“We want to be their eyes and ears,” Steffanie explained, “so we can help property owners take care of their biggest investments and tenants stay in their homes.”

an experienced investor at the helm

Coupled with Steffanie’s experience on the legal side, Todd’s experience as a real estate investor adds a layer of expertise that ensures landlords make a good investment and tenants have a beautiful home to live in. In fact, Todd was already managing a robust, successful real estate portfolio when the Stelnicks purchased SCREM last year.

With Todd’s background, he’s been able to make high-tech improvements to SCREM’s marketing strategies for each property, as well as streamline the property management process despite rapidly changing COVID-19 restrictions. The addition of online systems to schedule showings and submit applications came at a critical time when the pandemic made most in-person interaction impossible.

In fact, the Stelnicks were already working to increase online access for their clients at the time. As soon as you click on SCREM.com, for example, you’re greeted with a virtual assistant designed to help you find what you need online, as well as how to contact a handyman or the team of local experts at SCREM.

But Todd didn’t just improve online systems for tenants; he also oversaw a complete rebranding of SCREM’s marketing strategy, to provide more online traffic for property owners. Today, SCREM.com sees upwards of 60,000 daily visitors, who are browsing the local properties and reaching out to SCREM’s team for more information.

“We’ve been helping our clients with more properties than ever,” explained Todd, Vice President of SCREM. “Most are moving within about seven days because the demand is so high, and our process, professionalism and efficiency are all aspects our clients tell us they really appreciate.”

A Long Hometown History

The addition of SCREM’s latest technology updates only strengthen the company’s long local history and help deepen its ties to the Santa Clarita Valley community. Founded in 1987, SCREM has grown to become the largest property management company of individually-owned single-family homes and condominiums in the SCV, under the Stelnicks’ direction.

Over the past year, they’ve expanded the base of local vendors who serve SCREM, and many of SCREM’s employees have been on the team for more than a decade. Most people on staff make their homes in the SCV, as well, the Stelnicks included. Steffanie and Todd are both Santa Clarita natives who grew up and went to school locally, and they now raise their three kids in the same city they’ve always called home.

“We really, truly love this community,” Steffanie explained. “We want to make sure that we’re growing this company to create a larger economic impact for the community we call home. It’s important to us to give back to Santa Clarita.”

SCREM Ownership: Here to help

After one year of helping SCREM grow, the Stelnicks haven’t lost sight of what’s truly important to them: giving better service to their tenants and landlords – and helping to make their hometown community the best place it can be.
